IBM TRIRIGA Technical Lead

## Role Overview Lead the technical delivery of IBM TRIRIGA / IBM Maximo Real Estate and Facilities solutions, translating business requirements into scalable functional and technical designs and guiding implementation through configuration, customization, integration, testing, deployment and production support. The role operates across real estate and facilities management domains and provides technical leadership to delivery teams and stakeholders. ## Key Responsibilities - Translate business requirements and BRDs into IBM TRIRIGA functional and technical design specifications. - Lead solution design, configuration, customization and enhancement across applicable Real Estate, Lease, Space, Facilities, Operations, Maintenance, Service Management and Capital Projects capabilities. - Configure and extend the platform using Data Modeler, Workflow Builder, Form Builder, Application Designer, portals, queries, reports and security configuration. - Design and support enterprise integrations, data migration and interface troubleshooting using APIs, integration objects, ETL approaches and middleware. - Guide developers through implementation, troubleshooting, peer reviews and technical best practices. - Participate across the software development lifecycle, including requirements analysis, design, build, testing, deployment, release planning and production warranty support. - Diagnose production issues, perform root-cause analysis and coordinate fixes with support, infrastructure and vendor teams. - Produce and maintain solution design documents, configuration guides, deployment plans, SOPs, support handover materials and release documentation. - Ensure adherence to data quality, performance, security, audit, coding and change-management requirements. - Identify technical risks and dependencies, support estimation and task planning, and provide technical knowledge transfer to delivery teams. ## What We Are Looking For - 10–15 years of IT experience with strong hands-on experience delivering IBM TRIRIGA implementation, enhancement, upgrade and support projects. - Deep hands-on capability with IBM TRIRIGA / IBM Maximo Real Estate and Facilities and its configuration and customization tooling. - Strong understanding of IWMS and real estate and facilities management processes, including lease administration, space management, facilities operations, work tasks, service requests, maintenance and capital projects. - Proven experience working with TRIRIGA Data Modeler, Workflow Builder, Form Builder and Application Designer. - Strong SQL and relational database experience, with the ability to perform data analysis, data-quality checks and performance troubleshooting. - Demonstrated technical leadership experience guiding developers, reviewing deliverables and supporting timely delivery. - Experience producing technical designs, architecture inputs, testing documentation and operational runbooks. ## Preferred & Bonus Experience - Experience with REST/SOAP APIs, integration objects, data connectors, ETL and data migration. - Hands-on or troubleshooting experience with Java/J2EE, JavaScript, XML, JSON and HTML/CSS. - Reporting experience using BIRT or equivalent IBM TRIRIGA reporting technologies. - Familiarity with WebSphere/Liberty, application environments, logs, patching and release management. - Knowledge of cloud and containerized deployment concepts, OpenShift and IBM TRIRIGA Application Suite. - Experience with Git, Azure DevOps or Jira and CI/CD, incident and change-management processes.
